PROPERTY PURCHASE PROCEDURE
Buying property in Turkey is very straightforward and is protected by State Control of the issue of the title Deeds (TAPU) including all the checks on land ownership and the general searches as in the UK. All the apartments share a pool and are connected to the state electricity supplier (TEDAS) and to the municipal sewage/water supply. There is no national gas supply in Turkey and the gas hob is supplied from a gas bottle in an adjoining kitchen cupboard.

PROPERTY PURCHASE
The process starts with visiting and inspecting the proposed property and location. If you decide to proceed, either before or during the building or on a completed apartment, you pay a deposit of 5%. We then draw up a mutally acceptable contract that defines the property and the time scales and the contract is then signed; if the property is not yet built stage payments are normally negotiated within the contract. You can choose to use a lawyer or not, it is not essential as the contract is signed in front of a Notary and is a legally binding document. The additional apartment purchase costs should not exceed £2,000 and are detailed on another page. Mortgages in Turkey are available and assistance can be provided in obtaining one.
PURCHASE COMPLETION
When the apartment is complete the TAPU is signed in the council offices with your photo and Turkish ID number attached and the property is then yours. The balance of the payment is then made and the keys to your apartment home are passed to you. The TAPU is sent to military HQ together with certified and translated copies of your passport for their records. The TAPU returns within 3 months and is then registered on the Turkish State Property Register and the original is passed to you. If you are in Turkey you can register with the Electric and Water authorities, if you are not available you can appoint us to act for you by signing a limited and specific Power of Attorney.
